Benoit Lapointe, Principal & Founder.

Benoit Lapointe is a real estate negotiator who reads a transaction the way an examiner does. He has sat on both sides of a deal, learned where leverage hides, and built a practice on finding what others miss early enough to use it. His work runs from clean single-asset transactions to ownership structures that have quietly become unworkable.

Thirty years spanning securities, manufacturing, entrepreneurship, and commercial real estate, including five years as an investment advisor at RBC Dominion Securities on Bay Street in Toronto, serving high-net-worth and corporate clients. An entrepreneur. Experienced across development, hospitality, and agricultural land.

Based in Irvine, working across Orange County, Los Angeles, and the Inland Empire.

Bilingual English and French. Dual United States and Canada citizenship. Business Administration and Political Science, Universite de Sherbrooke. California Real Estate Broker, DRE 02034961; Meridian Strategic Advisors, Firm DRE 02127867.

Selected Work

Across office, industrial, agricultural land, hospitality, development, and multifamily:

The sale of SOAR-protected agricultural land.

Buyers acquiring a hotel out of court receivership.

Large development entitlements carried through approval.

Commercial lease renewals, and entire buildings leased to multiple tenants within weeks.

And the detail others miss. I have caught erroneous documents recorded against title, reconveyances recorded in error, and a listing that promoted a use the zoning quietly prohibited in the fine print. The detail others skim is usually the detail that decides the deal.

I’ve had the pleasure of working with Ben for many years and have always found him to be a true professional. He consistently does what he says he will do and delivers exceptional results. Ben is dependable, knowledgeable, and committed to providing outstanding service. His integrity and professionalism make him someone I trust and confidently recommend.

How I Work

I am an advisor who brokers complex transactions, not a broker juggling handshake mandates hoping one of them closes.

Every engagement runs under a written representation agreement, and every engagement begins with a precise intake. I do not start working for a client until I understand exactly what they are trying to accomplish, and why. That is not a formality. It is the reason my clients get the outcome they actually wanted.

Then I defend the position, with the ethic, seriousness, dedication, and loyalty you would expect from counsel. I am a partner in the outcome, and I keep skin in the game on every deal I work.

I take a limited number of mandates so each one gets senior attention.

When you retain an attorney, a CPA, or a surgeon, you are hiring a named individual whose judgment you trust. The letterhead is secondary. Real estate should work the same way, and here it does. Mine is the only set of eyes on your file, and the only signature on the work.
