  • Advisory engagements for investors, developers, and owners across Southern California. Zoning, entitlement, specific plans, title, environmental, valuation, lot line adjustments, and the adjacent questions that decide whether the parcel or asset is what it claims to be.

  • Mandated by investors to identify and qualify opportunities matched to a documented thesis. The mandate runs only one direction: capital looking for the right home, not founders looking for capital.

  • Off-mandate investigative work for principals and family offices when the question fits, the people fit, and discretion is the point.

How a diligence engagement runs

1.  Conversation. A principal or a referral source brings a deal to the table. We meet, in person when possible. We listen. We ask the questions that determine whether the engagement is a fit.

2.  Engagement letter. If the work is a fit, we issue an engagement letter that defines scope, deliverable, and timeline.

3.  The investigation. We read every document. We pull every public record relevant to the parties, the assets, the entity, the regulators, and the market. We talk to people. We connect dots that other professionals do not have the mandate to connect.

4.  The written findings. We deliver one document. It is plain. It is sourced. It identifies the obvious and the not-so-obvious, the red flags, the pitfalls, and the open questions.

5.  The decision. The client reads the findings. He or she decides what happens next. We are available to walk through the document, to brief counsel and technical advisors, and to recommend specialist follow-up where indicated.
